1. General Provisions
The operator of the portal is Innovation Properties s.r.o., registered at Jaurisova 515/4, Michle, 140 00 Prague 4, ID No.: 22126538, registered with the Municipal Court in Prague, Section C, Insert 376735 (hereinafter referred to as the "portal"). These general terms and conditions apply to all stays and other services mediated through the website www.karlsbad.apartments.
The portal acts as an intermediary in the contractual relationship between the provider of the booked accommodation – an apartment, cottage, chalet, guesthouse, hotel, recreational property, etc. (hereinafter referred to as the "provider") – and the customer (hereinafter referred to as the "customer"). The participants in the mediated contractual relationship are exclusively the provider and the customer.
2. Contractual Relationship
The contractual relationship between the provider and the customer is established upon the completion and submission of an electronic accommodation booking on the website by the customer and the subsequent electronic confirmation of the booking by the portal to the customer.
By submitting a booking, the customer confirms that they have reviewed the accommodation information, these general terms and conditions, and agree to them. The portal reserves the right to announce any changes to the information provided on the website before confirming the booking. In the event of discrepancies between the website information and the booking confirmation, the booking confirmation details are binding.
Communication between the parties is conducted electronically (via email), and such communications will be considered valid written notifications.
3. Accommodation Price
The accommodation price refers to the price stated in the booking confirmation. Additional services are included in the price only if explicitly stated.
- Discounts: Any discounts announced after the booking confirmation do not entitle the customer to a reduced price retroactively. If a customer wishes to apply a discount, they must do so before submitting the booking.
- Additional Fees: The accommodation price may not include certain local fees, such as recreational fees, parking fees, sports facility fees, energy costs, or security deposits. These fees are always specified in the booking confirmation, and the customer is required to pay them directly to the provider on-site.
The portal is not responsible for any changes in fees charged by the provider compared to those listed in promotional materials.
4. Payment Terms
The customer is required to pay the full accommodation price in advance according to the instructions provided in the booking confirmation.
- Booking Deposit: The customer must pay 100% of the accommodation price in advance. Without this payment, the contractual relationship is not confirmed.
- Failure to Pay: If the customer fails to make the payment by the due date or does not arrive for the stay, their reservation will be canceled without any right to a refund.
5. Possibility of Changing the Booking Date
The customer is entitled to one change of the booking date under the following conditions:
- The request for a date change must be submitted at least 10 days before the original check-in date.
- The change is not automatic and depends on the availability of the accommodation for the requested new date.
- The provider must explicitly confirm the change. If the provider does not confirm the new booking, the original conditions remain in force.
- The new stay date must be arranged no later than 6 months from the original check-in date. Otherwise, the change is not possible, and the cancellation conditions apply.
6. Booking Cancellation and Cancellation Policy
All bookings are non-refundable.
- If the customer cancels the stay, a cancellation fee of 100% of the accommodation price will be charged.
- There is no entitlement to a refund or rescheduling of the reservation unless the customer meets the conditions stated in Section 5.
These rules apply without exception, including in cases where the customer cannot check-in due to personal, medical, or other reasons.
7. Stay Execution and Complaints
- Stay Voucher: The customer will receive the stay voucher electronically immediately after full payment.
- Complaints: The customer must address any complaints directly with the provider. The portal will provide assistance but is not responsible for the quality of services.
- Alternative Dispute Resolution: In case of a dispute, the customer may contact the Czech Trade Inspection Authority (www.coi.cz).
8. Personal Data Protection
Innovation Properties s.r.o. processes personal data in accordance with GDPR.
For contract fulfillment, we process personal data such as:
- Name, surname, email, phone number, and other data necessary for the accommodation stay.
Personal data is processed solely for the purpose of ensuring the stay and will not be shared with third parties without consent.
The customer has the right to:
- Request access to their personal data,
- Request correction or deletion of their data,
- File a complaint with the Office for Personal Data Protection (www.uoou.cz).
9. Final Provisions

By submitting a booking, the customer confirms that they have read and agree to these terms.
